Is Temple, TX having good growth and potential for real estate investment (SFH and multi-unit for short to medium term rental)?

The concern is that it is a bit far from Austin for commuters who work near Austin.

Temple is not apart of the Austin MSA and it would be a hellish commute to commit to. The farthest you should look is Georgetown or Taylor mainly because the Samsung plant.

I had an employee commute from Killeen to south Austin. She didn't last long, but God bless her soul.

Happens more than most people think. I've met few (not many) people who commute from Killeen to the Austin area. Not as bad if one works north of Toll Road 45. Some are spouses of military members who must commute to Austin for professional level work.

Temple is just meh. Take that as you will. If you have to go that far out to try and seize your austin investment moment then it’s obviously too late.

I know some people have super commutes. Im one with a seven mile fifteen minute drive, so I just don’t get it. My father drives from the UTSA area to CM Allen parkway in San Marcos and has been doing that since 1998.

The commute isn't so bad if you work in Williamson County or in North Austin. But would be hellish if one had to work south of the river.

Its a great area to invest in real estate. I went back in July 2020 to buy a duplex there and it went 80k over asking though..

I settled to buy duplexes in Harker / Copperas Area though and got osme great deals that pull wonderful returns.


If your paying all cash. Sure its good... financing? Thats a diff story.



Commute has nothing to do with multi family real estate.. Ive talked to costco workers in Cedar Park and they live in Temple and Commute to work at costco ...

The whole world doesnt revolve around austin and its ovepriced market...

You can get great rental returns... i have a mortgage on a duplex in Harker Heights thats 1100 and my rents pull 2600 and I manage it myself...

I think she was referring to people who assume that anything within about three hours will somehow be connected to the “wow” factor of Austin. There was a guy who asked about buying investment properties in far west San Antonio as a way to capitalize in Austin real estate. I don’t think that this OP, who posted months ago, is as wild as the one I mentioned, but people who are not from central Texas don’t always understand the absolute geographic distance between some places. Now, like I said in my first post, it’s not out of the realm of possibility to super commute, but to rely on the hotness of the Austin market to get a high ROI on temple is silly.
