Good morning,

My fiance and I recently went and looked at the new townhomes being built in Owings Mills, right by the mall (if you get off the first exit on 795, keep going to the left, and go right at the first light, they are right there on the left). We really liked them, and their location is good for both of our commutes.

I went to school at McDonogh, so I am sort of familiar with the area, but that was quite a while ago and it is my understanding that that area has changed significantly. I have heard that they are going to be building something similar to what is in Hunt Valley where the Owings Mills Mall is located now. Are these townhomes located in a not so good area of Owings Mills?

If someone could give me insight on this, that would be great.

I believe the answer you are seeking is yes, but it's complicated.

It is complicated because both the existing mall and the Solo Cup property along Reisterstown Road, near Painters Mill, are in the middle of a controversial redevelopment battle. Google for the latest. Here is one story Greenberg Gibbons interested in purchasing Owings Mills Mall site - Baltimore Sun

The Greenberg Gibbons firm is a major local and regional retail developer. One of its most celebrated projects was the acquisition, demolition and redevelopment of Hunt Valley Mall into a successful "avenue" configuration.

Are you familiar at all with that area specifically where the townhomes are being built? Would you say that it's not a safe area at all?

I'm sure you may find crime stats somewhere on the web. However, what I was trying to convey to you in my initial comment was that we don't know what's going to happen to the area tomorrow.

From you perspective, that's the only time frame that should matter.

I have lived in and around OMs for several years now. Safety is not a concern, anymore than other suburbs in surrounding counties. The Mall property is an issue because it is currently for all intent and purposes vacant. Depending on what happens with that land will have a big impact on property values in OM in general and more specifically, areas close to the Mall. If the Wegmans comes in at the old Solo factory AND, a decent development plan takes place at the Mall, that would be a huge step in making OM a more desireable area. If the Mall doesn't get re-developed soon or, if it turns in to a super discount grocery store, liquor store and other "low end" retail as has been proposed by one investor, we are screwed. The area CAN handle upscale retail; the question is, will it become a reality or will those who oppose it prevail. Only time will tell.

Many homes in md are built by illegal aliens and do very shabby work.. ryan homes and others subcontract to "unlicensed contractors *illegal aliens*.. No license needed. Every time we check home builders seems like they keep changing company names like Ryan inc. ryan builders etc. last i looked Ryan homes had 22 serious complaints last year. Always check out the builders. Md home improvement association and the Better Business bureau and the DLLR.. for licensing infor..

Ryan Homes is a national company. To be honest 22 compaints out of god knows how many homes built doesn't seem like a bad number.

However, yes, their quality may vary depending on the area.

I know exactly what homes you are talking about and I don't honestly think you have much to worry about. I live around the corner from the mall and its quiet, clean and very little activity seems to happen around there. I don't feel unsafe at all. At night, all I here are crickets.

22 complaints for the md bbb.. Not national.Also i found out that that ryan homes is known to change their name some what like Ryan LLC or Ryan homes inc or Ryan builders etc.
