We go to settlement on our new home in ~50 days. For several reasons, including getting allowances from seller to delay closing while they are completing contruction on their new home, we got an extended 90 day lock at good rate for the time (while also paying points that add up to almost $4500). Our broker, referred by our real estate agent, has been very professional and reliable, worked well with us to handle some complicated issues, but stated up front that would not consider a float down. Another broker I had previously been in contact with now says he can beat that rate (by to 0.125 to 0.25) but without any points. We'd pay our current broker a $1500 fee, so immediate savings would be ~$3000 and then ~$500 a year. We'd like to stick with our currrent broker but hate to lose several thousand dollars. Anyone had luck convincing a broker to renegotiate? We are torn between sticking with our initial agreement or going with best deal in current market

Business is business in my opinion so if you find a better deal then you should use that to your advantage. Get a good faith estimate and ask your current lender to match it. If they say no then walk.

Yes, I had my rate dropped to match a good faith estimate from another lender.
