A realtor advised me that Woodriver Village was rough and there were a lot of Drug issues there. Other than the whole trailer park thing, it seems like a great location and the pine trees are great. Does anybody have any opinions?

Yeah. I've got property in there and your agent is full of it.

It's a beautiful area, walking distance to all sorts of activities. Most of the yuckiest trailers have already been removed and expensive houses are going in there.

The people in there have a nice community attitude. There are still just a couple of old rentals where the management company is not careful who they put in, but, currently, no trouble makers. The very worst looking place is owner occupied and all the families living in there are quiet and keep to themselves. It looks like a gypsy encampment, and might very well be one, with several families living in travel trailers. But they are quiet and polite.

I have excellent tenants in there and when there is a vacancy, people are begging to get in so they can live by the river and be close to all the fun stuff at the Old Mill, Les Schwab Amphitheater, and the river.

Go drive around and pay closer attention. Lots of nice houses, and more being built right now. Lots of owner occupied properties. Lots of beautiful gardens in the spring.

Originally, those were vacation lots and it was very difficult to get into that area. The city opened up Reed Market road and so now access is very easy. The city also decided to allow those lots to be split up really tiny. Some owners split, but most see the value of large lots right at the Old Mill district, with all the Huge Ponderosa Pines. Fortunately, a few of the owners who spilt went back later and recombined their small lts back into big lots.

Most expensive lots are on the river, up past where there is no road along the river. If those ever come up for sale, they are monstrously expensive. But you will not see them for sale very often.

Next most valuable are on the opposite side along the cliff.

Interior lots on those interior streets, inside the Alderwood Circle loop, are the least expensive.

The end of Woodriver with the pondeBullBoxer31 is a lot more expensive than close to reed Market road with more juniper trees.

Most neighbors walk and all will wave and smile.
