will be interesting to see if that handful of blocks between the stadium/topgolf and carraway gets snatched up.

looks like there are a few small businesses and churches there currently, and even a few homes. some of them might be willing to sell.

Willing to sell..?? Why would any of those residing there would want to do that?....They got a prime spot for what's about to occur in their neighborhood.

to be clear, i'm talking about the handful of houses bounded by 23rd to carraway and 11th to 15th. there aren't many houses there to begin with, and it is pretty sparse. they're about to be bordered by a stadium, topgolf, office buildings and some sort of entertainment venue (according to the northside park website).

maybe someone will come in and build new single family homes in that area once northside park and the stadium are complete, but i really don't think we're there yet. i think it's more likely that a developer will want to make some sort of connection between uptown and northside park that doesn't involve single family homes (i.e. offices/retail/multifamily/etc).

Yeah, um it is called gentrification. It happens all the time. Whether it is a good or bad thing is an argument that could be had... but to insinuate people wouldn't sell their property that skyrockets in value just so they can be close to a park and topgolf is kinda comical. Sure, every property owner may not sell... but the holdouts will be those who are looking for even a bigger payday later...

Now I'm skeptical property values will really soarin those few blocks, but if they do... do you really think that those few blocks in Birmingham are going to buck the gentrification trend that happens in literally every other place in the country?

Who said anything about a park or topgolf. I said those in that neighborhood why sell when they are already there and can reap the benefits of development happening in that neighborhood. If entertainment is a big option like advertised (grocery store, retail, shops, etc), that's what those living there wants and is in need of. Having more things close for the residents of birmingham neighborhoods is what's going to keep them there.
