Do you legally have to disclose a section 8 next door neighbor during a sale?

Are the Section 8 neighbors any different than you are? Are they from another planet? Would you disclose them if they were regular paying people? Come on....Do not stereotype. They are the same people like you, just maybe with less income and maybe getting assitance to pay their bills. That is all, not criminals or sexual predators ( that is a totally different ball game).

Personally I think that it would be VERY DIFFICULT to sell a home to a new buyer if they knew that a section 8 tenant was living next door to them...

A smart buyer will use the section 8 HUD search page

You, as the seller, are not required to remind the buyer to be smart.

From what I understand about section 8, the landlord receives a check from HUD, not from the tenant, and it is essentially a risk-free investment. (Especially given that the typical section 8 house is worth so little.) Full dollar amount is paid by HUD every month, without interruption or questions asked.

So yes, section 8 neighbors are substantially different from "you", in that you were screened, and they were most likely not.

I would not buy next to it either. I agree with not stereotyping, in all cases. But come on. Go to any neighborhood that is predominately Section 8 rentals. You tell me if you would want to BUY in that area.

The only screening they get is screening the government does to ensure they aren't working, and don't make any money.

Even if they do not cause damage to the unit they live in, many unscrupulous landlords malign them and attribute damages to them, forcing them to pay damages they did not cause - this happens because landlords know that if a tenant does not pay the landlord whatever they ask in damages, even though the tenant did not cause the damage, they will lose the section-8 voucher. Its a BONANZA for the landlords - Rent is guaranteed and they get to s..the tenant too. WOW.

that's all pretty and nice, but Sec 8 tenants are FAR from the saints and angels you make them out to be (and not all landlords are the evil devils you make them out to be either). some of them are outstanding tenants and citizens, but some of them are very destructive, loud, and can bring negative influences to a building. and yes, trust me, there are sec 8 tenants that do drugs and still keep their voucher. and landlords will have to put up w/ any non-paying tenants b/c kicking them out is a b*tch

sadly, the sucky Section 8 tenants give a bad name to the good ones
