Oh good grief, not sure where you get this, but you can rent rooms and not have kitchen access (we don't know if there is kitchen access here, it isn't stated) and have it be perfectly legal in Massachusetts. A whole lot of assumptions are being jumped to here.

Massachusetts state sanitary code.

You cannot just "rent rooms" without kitchen access and it's doing a disservice to OP and others to suggest otherwise.

But you are correct, we don't know for sure if that's the case here, although the ad certainly gives the impression that it is.

I'm just going to fly out and see apartments this weekend. Renting in Boston is way different than what I'm used to. I spoke to a broker yesterday and he was telling me about a studio on Beacon St. for ~$1200 but the bathroom is a common bathroom in the hallway... what??? I don't want any surprises like this if I sign for something online.

Sure you can, its called a rooming house. Perfectly legal. It has to be licensed as such. This may be one, we don't know. I know of several in Cambridge. Most don't call themselves that due to the negative connotation many people have.

That is a version of a rooming house. Many have shared baths.

How is Jamaica Plain? That neighborhood seems a bit more affordable than some of the other neighborhoods I've been looking at but nobody's mentioned it here yet.

Are there any neighborhoods I should avoid?

JP is fine. Plenty of threads here on it. Lots to do. Doesn't change the answers on your budget though. You're not going to get a decent place near public transit for $1k unless you have roommates. I have a couple of friends paying in the $700-850 range living with 1-2 roommates in decent parts of JP.
