We are looking to purchase an investment property for under $200k in either Lafayette or Longmont. We will live in this house for a few months to a year while we are searching for our "dream house", then rent it out. We are new to the area and are currently renting in Lafayette, so I have a somewhat better sense of the area here. I feel pretty confident that Lafayette is up and coming. I don't have a good sense for Longmont yet. Does anyone have any thoughts about the investment potential for Lafayette vs (south) Longmont? Thanks in advance!

Where in south Longmont can you find property for under $200k? Just curious. That might be a tall order.

I like Longmont, but if I were in your shoes I would go with Lafayette - it's got access to both Denver and Boulder. I agree, though, that for 200K you can maybe get a 2-3 bedroom condo/townhouse (and 3 bedroom is a stretch) in any of these towns.
