Would I have to go to the courthouse and buy it there? Do I have to pay cash? What about if I have a pre-approved loan? Any details would be helpful.

I bought a foreclosure from a bank back in 2000. (yes, they had them then too) I used an real estate agent and since I offered their asking price it went thru as a normal buy, even a bit quicker ... then.

Look for listings with local banks/credit unions. The large national banks have them too, but they take WAY too long!

You can even find them on the MLS and then contact a realtor for any you want to see. Often the pictures are misleading because they were taken a few years ago. Sometimes the past owners or intruders stripped the houses or did damage to walls when they moved out or when the house stood empty. . Back in 2010 when we bought our house, we drove by the house of our dreams......perfect looking from the street-even yard and gardens were beautiful. Evidently the bank did not look inside for a long while and no one had shown the house. When we went in with our realtor, the walls had holes kicked in them, there was signs that animals had been living in the house, coming in through where the patio doors used to be. The kitchen was stripped of cabinets, appliances, and even the kitchen sink. The pool screens were destroyed as was the pool pump . Also if someone is still living in the house, you have to be specific in contract as to what will not be taken out of the house. We bought a short sale, but in the walk through we found light fixtures in 3 rooms removed. Our short sale went through in 3 weeks. Prior to that we had contracted for a HUD house but inspection was not good so we backed out. That one had a 30 day closing on it too. We used a conventional loan through the bank we had been banking at for 30 years so everything worked like clockwork without any problems.
