Don't forget the areas even further south. South Erie County and Chautauqua County is great in my opinion.

Clarence and Williamsville are both good investments, but not sure you'd find something in Clarence in that price range.

There are some great neighborhoods with very reasonable house prices in Amherts, Tonawanda and North Tonawanda.

Too far and Jamestown is a pit. Chautauqua Institution and the Lake are very nice. There are some nice areas around there, but it's a very small area and very far away from Buffalo. (At least an hour and a half)

imho, Niagara Falls isnt the nicest neighborhood, definately could find things here in Williamsvile and Clarence if you wanted the northtowns for under that amount - huge??? nope, but really nice

You can find that price range in the area off Wehrle in Clarence. However,the houses are not big or old. Those are pricey...... You can definitely find a turn of the century fixer upper for that or less in Lancaster Village. Nice area!
