Hi,

My husband has accepted a job offer in Patterson, CA. We will be moving at the end of Aug 2012 and are starting to look at different rental options. I grew up in the bay area but moved to NY and am not at all familiar with the central valley area. We do not want to live in Patterson, and during the interview Tracy was suggested as a good city to live in.

A realtor showed me one neighborhood of Tracy, that was near a manmade lake I think. Do any of you know what that area is called? And if they would have rental options there?

Any suggestions of areas to live in that are within a 45 minute commute of Patterson and the average pricing? I grew up in San Jose so something within an hour or so of San Jose would also be a plus.

We're only two people so we don't need a lot of space, but want something with a little more space than most apartments, so a town home is ideally what we're looking for. I haven't had much luck finding townhomes/condos online, so we've opened up to looking at apartments and 3 bedroom houses as well. If we were to live in an apartment, I would want it to be updated and with lots of amenities. From the research I've done so far, I think we could get a nice place in the $1200-$1500 range?

I would say Turlock or Tracy are the best options and about the same travel time to Patterson. Obviously Tracy is a few miles further but you have I-5 to commute vs a country road from Turlock.

Both have nice suburban neighborhoods as well as established gentrified 1930's built areas in midtown. Turlock will be 10-15% cheaper in rent.

I have friends in Tracy, they love the community(but hate their commute to SF). Seems to be a pretty good area and at least maintained some nice neighborhoods despite the housing crash, unlike what I hear about other central valley cities like Stockton.

Also check out Modesto. Looks closer to Patterson than Tracy.

I like the northwestern side of Turlock, and the commute to Patterson should only be 1/2 hour.

Large transportation and central distribution companies are locating there because of the location and cheap land.

Thanks for the advice, all. Caligirlz, there's some Sutter Gould medical offices in Patterson. My husband will be working there.

We used to catch & mostly release Striped Bass & channel catfish in the Delta/Mendota canal & the California Aqueduct, right close by. ..Many happy memories boonie camping & fishin, etc.

Thar are biggun Stripers in the O'Neill Forebay by Santa Nella.
