Housing markets are pretty crazy as it is, but really in this case, anywhere within 200 miles of the Golden Gate Bridge is on the radar for Bay Area commuters. Merced is already part of the Bay Area statistical area, so is Modesto and so is Stockton.

Since Sacramento is appearing to go the way Denver, Portland and Austin did 10 years ago with run away housing costs, this should come as no surprise. Fresno is now the ubiquitous go to place for "workforce" types, who want affordable housing. It's large enough to get all the creature comforts of suburbia. Complete with a little airport, Cal State campus, tier 1 hospital, and such.

I considered buying an investment property in the tower district 5 years ago, but never pulled the trigger. I regret that choice. Anywho, I hope downtown Fresno can turn around, because it's got some good bare bones.

Visalia was quite nice, too. I drove through that area last year on a trip to Sequoia/Kings Canyon.

Visalia and bakersfield look more appealing on first impressions because the 99 and or main highway roads there go right in the center and better parts of their city.

Fresno on the other hand you can't say the same. The 99 which is main thoroughfare there goes through the western edge of the city and most of the undesired parts . Only north Fresno on herndon and maybe shaw exits are ok. And even then that's not the heart of the city.

You really still have to go deeper in to see the big city that it is and the better parts which many passer by don't do and judge the entire city by most of the crappy areas off the 99.

Unfortunately downtown Fresno also is meh despite improving from years back.

Yeah it was always a bum deal that the main thoroughfare, the 99, runs on the outskirt fringes of the city. What's crazy is that Fresno was originally supposed to be right next to Millerton Lake. If it would've stayed that way Fresno could've became a smaller Bay Area. And I think you gotta give Downtown Fresno about 3-4 years before it can really start going. One thing would be nice, if they moved the Van Ness Fresno sign all the way up into downtown instead of where its currently at. It huge waste being located there. It could very easily become a very Instagram-able photo op for the city. Its so underutilized

HA! I totally agree. A simple low cost quick positive change is to move that damn sign. The city officials in fresno though are something else.

Pretty soon, Merced, CA is next. Both Fresno and Merced are capable to grow faster than Las Vegas, NV soon, in the long-run. If Merced, CA can improve their public schools into like Irvine, CA, then Merced, CA is the new Irvine, CA with only million dollar homes.

You should probably use some data behind what you're saying. For example with Fresno it is still losing domestic migrants but gains thousands in international migrants. I do expect there to be a nice bump in 2020 for domestic movers into Fresno, but overall from all the ones leaving California it completely wipes the ever diminishing international growth numbers (cheaper states are picking up the slack). Only reason CA shows stagnant growth is because of natural increase.

And I dont know why people want high growth in CA anyway. There is too much to fix first before CA can become a state that attracts the middle class. Having said that I think Fresno and the CV in general can be a place that does within CA. Still a pretty good value especially if you're a remote worker and want a more quiet suburban lifestyle. For me personally the city living is played out. I want my space.
