Lorriem, I have lived in Coarsegold now for two years - I moved here from Ventura. Absolutely love it! Just like all of California the housing prices have increased here - but there are many options in the $350-$500,000 range on acreage. There are some condos at Bass Lake and double-wide mobile homes on acreage that sell for less. Also you can check out YLP, as BearBranch recommended.

hi... we lived on Wells Rd., in Coarsegold for 15 years and just a few months ago moved to GA. We didnt sell our property. We have 8 acres there and we rent it out. CG is beautiful and above the fog most of the time and below the snow some of the time. There are four seasons. I would caution anyone going to YLP (Yosemite Lakes Park), first because of the CC &R's. There are lots of rules and regs. There are also a fair share of fires in YLP. All of Coarsegold's zip code is 91364... YLP is in Coarsegold. There is also Indian Lakes. Here YLP and Indian Lakes would be sub-divisions. There are several businesses in YLP, including a few markets, churches, daycare, barbers and such. If you go there check out the water. Coarsegold is not on public water. The homes have wells and septic tanks... no public sewer either. YLP has several wells to supply water... there have been occasions that they post not to drink the water and its been contaminated and then the residents have to wait days to weeks to have potable water. Water itself is an issue in Coarsegold. we had to replace our well the year before we left.... $13,000. and we only got 5 gal/min. The previous well was at 22 gal/min. Plus most of the water in CG smells like bad eggs... its sulfur. We were tolf the water is safe to drink, "potable", but we drank bottled water.... another expense.
Most of the people are pretty nice in CG. Its pretty much a white community. our grandbaby lives with us and he is mixed so we wanted him raised in a more diverse area.
So with the miserably hot summers, the availability of water questionable that just added to our reasons for leaving.
There is a new Indian Casino there so top names come to entertain and that opened the door to closer employment, instead of driving to Fresno, and drove property value up.
Our daughter rents our home, so we sill have our place.

Default Coarsegold

I'd have to agree I have lived here for 15 years and moved from Bend Oregon to here for work. I've now retired and am selling my home and property here. The value of the home has dropped from an 06 appraisal. It appraised for 417k then and is probably worth 330k now. four acres 1650 sq ft 3 bedroom two bath .. many many extra's... just to give you an idea. Below me a couple hundred feet is Yosemite Lakes Park, a large subdivision. A new Casino Chuckchansi has helped property values lately. The state has done amazing things lately on the highway to Fresno. If anyone would of told me I would of like living in or near Fresno fifteen years ago I would of told them they're nuts! But Coarsegold and Yosemite only 25 miles away... I like it here but love it in Central Oregon. Hope this helps

Can anyone tell me why Coarsegold has lower priced homes than Oakhurst? We may be moving there this year.

It could be a combination of factors. Coarsegold is lower elevation, rolling scrub oak country and seems to be mostly subdivisions with acreage (horse property, etc.) Maybe it's a supply issue and more people are selling than buying. Oakhurst is actually a town (being the southern gateway to Yosemite) and being a little higher you get into thicker oak and some pine in most neighborhoods. Lots are smaller but you are closer in. Oakhurst has all the major food and drug stores for the area and so maybe there is a premium for being closer. I'd expect more of a mix of age and types of properties for sale in Oakhurst too.

Some of the posts above may give other clues such as water availability.

I'd expect in this market you would have some options too.
