We have visited Mount Pleasant several times and really liked it. We're tired of the snow up north and want to retire to a quieter more comfortable lifestyle. We're concerned, naturally, about hurricanes and wonder also about flood insurance. Is it required in all areas of Mount Pleasant? Are residents able to evacuate quickly and safely in the event of a hurricane? Are there any 55 and better communities in Mount Pleasant and what are property taxes like. For example-we own a home which is worth about $300,000 and sits on just over 1/4 acre. Our annual taxes which includes township, county and school taxes are $4900. How does this compare to Mount Pleasant? Any information would be appreciated.

Flood insurance is not required in some area of Mt. Pleasant. However, you should get one anyway. The property tax for primary resident is about 0.5% of your house value and add another 0.5% for insurance! So for a 300k home, you are looking at between 3k to 3.5k total for tax and insurance. I am not a Realtor but I think my estimate is about right.

my flood insurance is a little over $400/year and I am in a AE zone

We do have a 55 (and better community) in Mount Pleasant it is in Park West subdivision. I can message you a link to listing if you want. Also in Summerville there is Del Webb at Cane Bay.

Somersby is a 55+ community in MtP Park West area, but being that I am close to 50 (46) I don't know if that would be what you are looking for right now necessarily, there is a hotel like facility there but there are also single family homes to purchase built by Simonini (great builder) but the homes are in the $400's with use of the amenties for an additional monthly fee - right now you can find a great ranch style one story home for under $300k in MtP which may suit your needs as well.

I totally agree with Therese there are so many wonderful 1 story homes in nice communitites. I'd look at Park West and Charleston National.

Also looking for a retirement home near either Charleston or Hilton Head. Haved visited both areas.
Would like more info about Park West. Is it closer to IOP than Cane Bay? What are the home prices
there?

Cane Bay is the better part of an hour from the IOP. The center of Park West is 15 minutes from the IOP bridge.
