Some real life Mount Pleasant home cost figures.

2002, House A, 2400sq ft, new build, $207,000.00 move in price.
2006, House B, similar to House A, across the street from House A, sells for $350,000.00.
2006, House C, beside House A, bought at same time, about same price as House A, refinances to $300K.
2009, House C goes into foreclosure. Middle of the night move out. No one knows why.
2010, House C bought for $260,000.00, about $15K spent to get it in shape with no major changes.
2011, House A ($207K) sell for $270,000.00 after 8 months on the market.
2012, August, similar houses, same neighborhood, on the market for $300,000.00 and not a large selection.

Real life numbers.

I guess the quesrtion is whether or not the 300k homes on the markert are actually selling. Or if they also take 8 months and go down to a 270k sale price.

Also- what neighborhood? That scenario can be indicative of the neighborhood and not the area as a whole. I am going to guess Park West or Chas National based on age/price. Am I close?

They're selling in my neighborhood and fast. Although, we're a bit above this price range.

300k houses are almost flying off the shelf..... we'll hit 5 months of standing inventory very soon at the rate we're going right now. Actually i just repulled mls stats and we're hovering right around 5000 units once you pull out Cross, Edisto Island etc. That's down from a high of 11,800 units in 2008. The sellers market is back and should be wide open come spring...

High Marsh at Planters Point, section off of Rivertowne Blvd.
