Looking for a Realtor who can help us negotiate the buying process. We have some past credit issues including foreclosure and bankruptcy over two years ago. Current family income $80,000. Would prefer VA loan. Need someone used to working with less than perfect credit. We currently pay $1200 rent and would like to have a home of our own again. Summerville zip 29485, single family home only.

It sounds as though you need to concentrate on getting pre-approved for a loan. The realtor will come...the loan is what is important in your equation.

In every home purchase I've been a part of the realtor had absolutely nothing to do with our financing. Zero.

I've had just the opposite experience. I've purchased three homes in my lifetime and I went with a lender recommended by the Realtor in each case.

It might be easier to find a realtor to work with you if you get pre-approved first.

I'm not exactly sure how this works, but it seems to me that finding a realtor who is familiar and specializes in this house price bracket will have knowledge of several lenders that the buyer can work with to try to secure financing, that is in part what a good realtor knows how to do, or at least it should be if he/she wants to maximize their sales potential.

The sequence ought to go like this: Find right realtor for your price range and location > they refer you to lenders who specialize in your situation > buyer hopefully secures financing > buyer comes back to realtor ready to purchase.

I don't think anyone thinks a good realtor will spend time looking for a home for someone with poor credit and unsecured financing, just that a qualified realtor can be an integral part and assist the potential buyer in this process instead of just waiting around for cash and pre-approved buyers to walk through the door.

Thankfully the realtor selling our last house was an expert on getting qualified for loans and helped the buyer and the Bank of America staff to get the best deal for the buyer. A good realtor does more than just show you a house..they earn their commission.

To me...and this is only "my" opinion...a realtor is there to show me homes I'm looking for. If they have a recommendation for a lender, that's ok...but this isn't something I'm looking for from them (hence my recommendation above).
