We are breaking ground next week in Rivertowne on the Wando and will eventually move from the Jersey Shore. Builder is not covering any of the landscaping so I am starting my planning. Does it make sense to have an irrigation only well? Or lot is only 12,000 sf so not very large but I do plan on sodding as much as possible. Also, what type of sod is best in the area? Any guidance is appreciated.

A well is a good idea if you are on municipal water. A shallow well my be possible where you are...the water might smell, but it's just for irrigation.

Shallow water wells may have a lot of rust and while fine for the grass, it will stain rust concrete and brick. Best to go deep to potable water.
