I agree...our problem is that we would be leaving a custom built home in NY so it's hard to wrap our minds around paying so much there for less house

You just have to remember why you're leaving NY. The warmer weather and more relaxed lifestyle here will help make up for a lesser house.

Been there, done that.
Our house here is smaller and more expensive than the one we left in the Hudson Valley.
I miss my old house, but love being down here. We don't regret it at all.
However, if you think you will save all this money on your property taxes. Get an insurance estimate.

Also, I bought a big lot down here. It's a LOT of work and way more expensive. If I had to do it again, I probably would go with a smaller lot.

My neighbor has that... is it quite peaceful sitting on the back porch with a glass of wine looking over it. You can watch gators and birds at times. We are close to the pond, but not right by it like they are... I wish we were. Why don't you like that?

Yup, we were in the same boat. And it's a big savings. But just a heads up, we pay about $6k/yr more in insurance here. I wish someone had told me that much earlier in the process.
