Does anyone have any insight on apartments in summerville or Goose creek that will approve us for an apartment with poor credit ? We have ample savings and income of 8500.00 a month and no criminal or eviction history.
No matter where you go, landlords are going to want to do a credit check on you. I might suggest that you have an honest discussion with the potential landlord, tell them your story and your ability to pay, they may give you some insight ahead of time to let you know if you're going to qualify or not. Also, if you're willing, I'd recommend that you start repairing your credit. I can send you information on credit repair, mortgage companies, and other financial firms that can help you. Let me know if that's something you'd like.
I've never heard of a $300 application fee. Typically apartments will charge you $35-$85 for application per person, where they assess your rental history and credit. Your deposit amount would reflect the aforementioned. If you can prove income that is 3'x the rent or provide a bank account balance there shouldn't be a problem with you being accepted. But poor credit will equate to a higher deposit most of the time. This would all be commonplace anywhere you go.
They charge 60 pp application fee and 175.00 administration fee.
Every property management company operates differently. I've visited some that charge everyone, regardless of credit, "X" amount just for moving in. The fees vary with each company. But one thing is certain and that is that there will always be some different kind of fee for moving it. I would pick whichever complex best suits you. I know the fees suck, but it's like ripping off a band-aid
Some of the fees charged by the management companies are ridiculous. I think they count on them as part of their revenue stream and it gives them an incentive to delay getting a place rented... the more applicants, the more fees collected before it finally rents. You would probably do better looking for an individual owner. I still own a few rentals (none open right now) and I don't always rely on the credit score. I want to meet the tenants, and talk to them for a while and let intuition help me decide. I prefer to collect first month, last month and security deposit up front and that has always been enough to cover whatever comes up.
There are other ways to convince a landlord to go with you as well. Can you pay 6months or even the full year's rent up front? Extra large security deposit? Also, are you looking on the Facebook rental pages as well as Apartments.com, Zumper and all of the other sites of that ilk? Is there a reason you'd want an apartment vs a house (where you're more likely to be dealing with an individual owner)?
