Does anyone have a recommendation for a reliable rental agency that can screen potential tenants, collect rent, monitor problems, etc? I live out of state and can't stay on top of things myself, long distance.

I have a good friend with a nice home he was kind of attached to and didn't want to sell when he married. He spent the last 5 years trying to find a decent rental agency to do all you are looking for but ended up firing them all for poor performance. Now he just manages it himself, which is not convenient at all. I think he's getting closer to accepting putting it up for sale

The market in Charlotte is very brisk, so what is "the problem"?
We've dropped the price a couple of times, to a very competitive square foot price. I just don't know why it isn't selling. We put in a new kitchen earlier this year but still nothing. I think we live in an HGTV world and I can't make a 20 year old house brand new again. New floors, bathroom, hardwoods, windows and kitchen isn't enough.

Not necessarily true. If there are no glaring "issues" a house priced right will sell. Is it in line with the comps of recently sold homes in your neighborhood?
If you've already dropped the price "a couple of times" it sounds like your listing may have gotten stale. Again, what does your realtor say?

Have you thought about doing it yourself? We live in a neighborhood near you but on the Cabarrus side. A few years ago we moved out of state and rented our house out. We decided to do it ourselves. Our renters lived in our house for close to 4 years. We didn't have any major issues in that time and we had moved back by then so we were close by to handle.
I know that HC sells pretty well. Is the house empty? Could you have it staged? I think the most important thing is what sort of feed back are you getting from your realtor?
I'm going back to price or staging. Perhaps you should share your listing and get feedback. I'm in Highland Creek. Meck side. Lots of houses up for sale this spring and summer. Every single one of them sold in weeks.... There was one that didn't. I called price when it went on the market. Stayed for close to 8 months. Then sold for what we thought it should have been listed for to start.
