We're moving from a non-HOA neighborhood (in fact, never lived in an HOA community). We're looking in Ballantyne, and would love an attached screen room, but noticing a lack of such thing on most houses there. I notice there are a lot of houses with screen rooms in Matthews. Any idea if HOA's typically frown upon screen rooms?
If you are talking about Screened Porches, I am pretty sure most HOA's don't care about them.
If installing a new one I am sure you will need permission in most HOA neighborhoods.
It remains illogical to me that a person would willingly pay a monthly/quarterly/annual payment to an organization that can tell you what you can and cannot do with your home and your property.
Not a single chance in hell that I will ever be part of that racket. I would encourage others to shun it as well.

You're paying a monthly payment to an organization that tells your neighbors what they can and cannot do with their property.
Not that I'm a big fan, but to a lot of people, the frustration and expense is worth it.

Normally they don't, you just have to get them approved but consider this about a screened porch.
A properly built screened porch costs almost as much as a full sunroom. The weather will limit your use of the porch while you can use the sunroom year round. The sunroom will also add to the heated sq/footage of the home whereas the porch will not.
This is why you don't see many of them here especially on newer housing.
