We're moving from a non-HOA neighborhood (in fact, never lived in an HOA community). We're looking in Ballantyne, and would love an attached screen room, but noticing a lack of such thing on most houses there. I notice there are a lot of houses with screen rooms in Matthews. Any idea if HOA's typically frown upon screen rooms?

If you are talking about Screened Porches, I am pretty sure most HOA's don't care about them.
If installing a new one I am sure you will need permission in most HOA neighborhoods.

You would have to do an ARC request (architectual) to build one. IT could be disapproved. Just depends on the neighborhood.

Check out the Cameron Wood neighborhood in South Charlotte... It may have some inventory with what you seek.

It remains illogical to me that a person would willingly pay a monthly/quarterly/annual payment to an organization that can tell you what you can and cannot do with your home and your property.

Not a single chance in hell that I will ever be part of that racket. I would encourage others to shun it as well.

You're paying a monthly payment to an organization that tells your neighbors what they can and cannot do with their property.

Not that I'm a big fan, but to a lot of people, the frustration and expense is worth it.

I know Thornhill has their documents and bylaws online. Check in the community you're interested in and see what they have.

You should familiarize yourself with types of restrictions and requirements and fees to be sure you want an HOA.

Normally they don't, you just have to get them approved but consider this about a screened porch.

A properly built screened porch costs almost as much as a full sunroom. The weather will limit your use of the porch while you can use the sunroom year round. The sunroom will also add to the heated sq/footage of the home whereas the porch will not.

This is why you don't see many of them here especially on newer housing.
