Unfortunately my appraisal is almost 2 years old now, thus useless. On the other hand I have atleast 4 comparable properties within my small community which have sold for over $100,000.00 less than what they are assessing me at. A retrospective appraisal of my home will come in around $650,000.00. Theyre assessing me at $770,000.00. Appraisal is on order.

When you put it that way, i think the appraisal will be money well spent.
A neighbor of mine just walked over. He also was appealing his assessment. He bought July 07. They originally showed his home appreciated $76,000.00 since sale with the re-assessment. He just got a letter explaining that they reevaluated his property and its new assessment will be exactly what he paid for it. I am really happy for him, but the randomness and inconsistincies of this tax administration is really burning me up. Its obvious that it all depends on whos desk your appeal landed on! I would love to send the County a bill for my $425 appraisal in order to confidently appeal this nonsense. At the least I will draft a letter to the Observer and see if they have any interest in this incompetence.

If you don't win, you should definitely write the OBS. Can you use your neighbor's info as more documentation in your own appeal?

Here is wishing you the best of luck. I am sure you have your ducks in a row . . . breathe deeply even if it feels like the twilight zone when you get there, LOL!!! Surely, armed w/ an appraisal, they will re-consider.
