Hi everyone,

Between pre-drywall and final inspection, which would everyone recommend to have for a new construction home? Or both?

I'm actually looking into this exact option two. Because doing it at both times would be around $1,000.

Both are best. Predrywall in my opinion is must more important. After the builder covers up their mistakes (wiring plumbing structure) you won't find out about it until down the road and it will be much more expensive to fix (wires not connected, leaking pipes or caved in roof).

Also the builder will be much more likely to fix it before drywall rather than during their "warranty" period.

My predrywall inspection found the stairs weren't properly supported and the dormer wasn't even close to being built correctly. Final inspection barely found anything that i didn't notice.

Both! As a PP siad, drywall covers up a host of problems, but there are others to be seen before closing.

I would do a pre-drywall inspection and leave it at that if $$ is a concern. Both would be better, although most issues should be found before the drywall is up. Do yourself a favor and video the interior of the home prior to drywall and insulation if you can to locate pipes and wiring for future knowledge or in case there is an issue.

I have had issues with the house that I bought with wires cut, missing wires and buried junction boxes. I have had to "tone" the wiring which is a real pain but could be resolved in many cases with a simple videotaping of the layout.

Both very important.

For 2651 SQ ft house I paid $150 for pre-drywall & $350 for final.

I look it as money well spent.

Thanks everyone for your input. I think I'll just go with a pre-drywall for right now and consider the final inspection when the house is nearly done.

I literally JUST went through this. Both is VERY IMPORTANT. My final inspection was $375. (3500 square foot) Isn't your pre-dry free? ABSO, ABSOlutely do a final! If you are spending hundreds of thousands dollar on your home, isn't a few hundred well worth it for your protection and peace of mind? Do yourself a favor, do both.... And good luck!
