1st off it depends on the community, Ryland is good, Pulte is good and shea is also good..you cant go wrong with any of them...As far as floor plan again that is a personal choice, as I might like certain floorplans and ammenities and you might not...what area are u looking at?
Honestly I think John Weiland is a nicer product than Niblock, Ive seen them both that is just my opinion again...
They are very accommodating & will change pretty much anything you want. All you have to do is ask. If it can be done, they'll do it. I know a few people in our subdivision have radically changed the floorplans of some of their homes to their liking. Everyone we dealt with (Niblock's sales agent Renee, Grace at the design center, Efird's Lighting) were all a pleasure to deal with & very helpful.
They only thing I would change about my house, now that I'm living in it, is the floor space in the kitchen. It's OK for us (I have their Wyndham w/Living Room model), but if I could have added 2-3 ft more to the length of it, it would be perfect. We didn't realize that we could bump out the room more when we were making changes, otherwise we would have done that & maybe foregone a few of the upgrades we did choose. Live & learn.
Out of all those builders I would say that JW is the best by far. I looked at a couple of Niblock homes and was shocked at how basic they were and some cheap corners that were cut...these were inventory homes.
We decided to go with JW after looking at a ton of homes-production and custom.
Can you guys tell me postives and negatives about niblock/JW homes.. which are semi custom
and also which plan is the best in your opinion among these two builders
If i settle for non custom homes, which is the popular floor plan among shea/ryland/pulte and which has better construction quality ?
This past June & July we spent looking at JW, Niblock, Pulte, Shea, Mc Carr, Ryan and a local builder called Williams. All were in the $400K to $450K range. Mc Carr has had the most complaints in Citi-Data so we ruled them out. JW appears to build a quality home but you'll pay top dollar. Pulte in Waxhaw area is cutting out features to lower their prices. Niblock seems to strike a good balance between quality and price and for me, out of this group, I tend to put them second. The one issue they have for me is that in some of their communities (in mineral springs) they intend to let any builder in. Although they claim they will control what is built, in July they conceded that this could result in a 4 sided brick home next to a non-brick home. If you are looking for a brick home, you generally will find that the community looks better if all homes use similar exterior materials. Anyway, the point is never assume and always ASK questions if the look of the community is important to you. One great feature of the Niblock homes is the oak wood floors are done on site which great because they look so much better than pre-finished oak flooring.
