I can't imagine it ever taking seven months to record a deed. If you have a good attorney they will send the deed to the court house immediately after closing and have the keys within hours. I always try to schedule morning closings and never on Friday so that my clients will have the keys when they're ready to move in.
SO then I aassume if you do not get the keys until the deed is recorded, the money is held in escrow until confirmation tht the deed hss been recorded?
I just learned something new here, about not getting keys until the deed is recorded. In MD, that would never happen, you get the keys at closing. Thank goodness for that, when we bought the house we just sold, the deed did not get recorded for seven months!!! That would have made for a very unhappy camper if I didn't have a home for that long.
Md same here..we get the keys at closing, it can take months for a deed to be recorded at the county's courthouse...
How is this possible. If it took months to record who would be responsible if the house burned down? How is it the new mortgage company can put a lien on the house etc etc?

the atty's take of getting the deed to the courthouse they do a transfer here so legally the house is yours, the atty's office does their paperwork, sends it to the courthouse (hall of records) where they then record it, and they send the deed to you within 4-8 weeks of closing...however I have seen it done in more than 3 months...the atty here notorizes the deed so its offical....on all parties once everything is signed...
So from what I'm reading..........you go to closing, sign papers, have to get the deed recorded (hopefully in a few hrs), then you hand over cashiers check for whatever, get keys, and can move in.
Isn't this a hassle for those moving from other states? I mean if your coming for NY/NJ or even Fl. with movers or U-Hauls, what do you do with all your stuff, park it in a shopping center and then hope that all goes well and the deed is recorded in a timely matter so you can get into your new home?
Strange to say the least!!!!
