I'll be relocating to the Chattanooga within the next 2 months. In doing various searches for housing, I've noticed many houses for sale in the Hunter Road area. I've noticed the term "voluntary access" in the description of several....what does this mean? Also, what is the "Volunteer Ordinance Works" area? It appears 175K will buy a lot more house in that area of Ooltewah than it will in other areas. I called a realty office with the same questions I posted here & they were unable to answer my questions (don't quite understand that one). Hopefully I'm just being overly cautious/suspicious..... Any help is greatly appreciated.

Good question. I'm interested to find that out also. I did a search for the Voluntary Ordinance Works and it looks like it's a business in the area. Here is the link Volunteer Ordnance Works -- Cleveland, Tennessee

I wonder if it's called Volunteer because Tennessee is called the Volunteer state. And I wonder if they shoot the guns alot to test them?!? It could be a buyers right to know, maybe. I'm just guessing.

Not sure if the site you found is the one for this area. There is/was a Volunteer Army Ammunition Plant in that area. It is now named Enterprise South, which is being marketed as a major industrial site. It is located south of Hunter Rd. and that may be what is being called the ordinance works.

Do a search of VAAP Chattanooga and you will find all kinds of goodies on the area including:

"Based on the assessment of environmental data and potential exposure scenarios, ATSDR makes the following recommendations:
Residents living near VAAP (within 1 or 2 miles), who wish to use groundwater from private wells for domestic purposes (i.e., drinking) should first contact the state and local health departments for the applicable local regulations and the residents should have their water regularly tested to ensure it meets all state and federal drinking water standards. Private well operation and sampling should only be conducted in accordance with regulations established by state and local health departments.

As a prudent public health action, residents living near VAAP (within 1 or 2 miles), who wish to use groundwater from private wells to fill their swimming pools and have young children who frequently use the pool for swimming, periodically have the pool water tested for lead.

While the magazines in VAAP-6, Eastern Magazine Area/New Storage Area are unused, they be secured and periodically inspected to prevent unauthorized access."

Besides the environmental impacts of the VAAP area, I can tell you that there are a few business on the site now including Hamilton Co Dept of Education with hopes and dreams for more. And no, it is no longer a munitions plant, I believe they closed down in '75? Here's a site with some of it's history:

There are ALOT of people moving out that way who do not seem bothered by the VAAP area and it's potential (or non-existing) problems. The schools there are great and it's growing in leaps and bounds. If you head that way, just please DON'T DRINK THE WATER

Default VW Production and Prooving Grounds

You may or may not know but this ground was sold to VW for manufacturing Pasat's here in the US. Auto manufacturing takes up a lot of space and they will need a run out track close to the facility. Houses could be getting cheaper because no one would want to live near a mfg facility.
