Looking at some property around 81st and Coles. Any information about the neighborhood? I see a huge difference in prices of comparable homes. Whats up with that?

Default Thanks

Thanks, but do you have any specifics? I hear there is not many places to eat or shop there, but it is close to the lake.

South of hyde park being close to the lake doesn't carry as much premium.

My answer is No. I wouldnt do it. Actually this specific corner is a little shaky.

As far as emenities you have Comercial Ave. to the south which is the main commercial district. A few restaurants and ethnic "mom an pop" stores. You have 83rd st a couple blocks to the south as well and 79th a couple blocks to the north; There's also a metra stop right off 83rd & Exchange.

So while it may not have as much amenities as the North Side it's a step ahead of many neighborhoods on the South Side. But the neighborhoods as a whole aint the best.

good luck

that area has some upside but still way too much crime for me. I feel a little on edge in the Highlands, though, where other people think nothing of it. Kind of depends on what your level of tolerance is.

Here is a map showing various crimes throughout the South Chicago neighborhood.

News in South Chicago | EveryBlock Chicago

The neighborhood received plenty of press coverage last November when a CPD evidence technician and resident were gunned down in broad daylight just six blocks west of 81st and Coles.

Not a bad place to buy into IMHO.
Thats how you make money on real estate,
buy low sell high.

You buy where you can see opportunity,
this place is by the lake, by metra,
and by the future extension of LSD
and the old South Works steel plant,
which has some developments planned
in many stages in the years to come.

In Real Estate you have to think long term.

No. Crime ridden neighborhood. However, with the changes to come at the old steel mill a couple blocks away, I'm hoping the surrounding neighborhoods will benefit.
