What are the top 3 or so safest and highest income neighborhoods that are largely hispanic? Even if there are'nt any that are really safe or rich, which ones come the closest?

West Lawn, West Elsdon, and Garfield Ridge. Pretty much the neighborhoods by Midway on the edge of the city.

how nice/wealthy and safe are those areas compared to say Lakeview, Bucktown or andersonville?

I don't think anyone has ever mentioned West Elsdon, West Lawn and Garfield Ridge on the same breath as those three. They are dramaticallydifferent.

To let you know none of these areas are yuppie/hipster targets like them Northside hoods. All three are on the lower end of the middle class. I think West Lawn have a growing gang presence, but its still better than the Back of the Yards and Chicago Lawn. Garfield Ridge is the safest one. Its not really majority Hispanic, but its getting there.

Pilsen would be the closest comparison to Bucktown. Eastern edge has been gentrifying, and compared to other areas in city, is pretty safe.

Even the western edge, while dealing with a more active gang presence, is a few large steps up from the truly bad neighborhoods in the city.

Albany Park?

It's reasonably safe, middle class and has an extremely large Hispanic population

I would not call Albany Park middle class. A plurality of households in Albany Park earn less than $30,000 a year.

Pretty much this. There are some very poor immigrants in this area. I would say I out-earn a majority of households in this neighborhood. And I don't even make that much.
