With the area being directly south of Wicker Park and directly north of the West Loop/Fullton Market, do you think this area has the potential to boom? It already has a good foundation of retail and restaurants. I know there is a lot of construction going on in the neighborhoods between Grand and Chicago as well as directly on Chicago Ave, and I know there are retail and restaurant plans around the new Google office (which is very close to the grand ave scene).

In regards to the new construction on Chicago ave, has there been any announcements on what retail/restaurants are going to move in yet? Or is it too early?

What are your thoughts on this area going forward?

Yeah, I'm not sure how you define "boom" but the area saw huge price increases beginning in the late 90's and prices held up pretty well even through the recent real estate bust. There's even an 11 story residential building going up at Division/Ashland. The area is pretty much there already and will likely see continued growth. The only downside is how hard it is to get on train at rush hour at the Division and Chicago stops.

"About to?" Where have you been? Compared to a decade or so ago, it's a flippin' paradise.

I've only been in Chicago for a year and I am curious about the potential of the area developing into a a really nice area since it is so close to Wicker Park, River West (which seems to have a lot of potential) and the Fulton Market/West Loop. There is still a lot of "dead spots" or older latino retail still filling the street.

What, you mean Latinos aren't "really nice"? They should step aside now that you combed the alfalfa out of your hair and hit the big city? Joe Buck?

Did I say or imply that in any way? No. .. as I already have implied, I am comparing Chicago Ave to Division and Randolph and asking if that is what the street/area is heading towards

Of course you did, you were contrasting your notion of nice with Latino businesses.

There's a lot of stuff going up or that has in this area. If you look at the map I made from data from City of Chicago, you can see this. It's New Construction building permits issued since November 1, 2012. There's 3 pages of this, so scroll to the bottom of the left pane and click Next. Some pages have more than others for UK Village area but you can see it.

Rents there are still pretty low but some of the houses built/on the market/being built are not exactly cheap (not amazingly expensive either, but not cheap).
