LOL was it? Must have accidentally copied the wrong link, sorry. The area is a mix of people mainly 30s and above...yeah there's old people but I have a handful of friends in that area in their 30s and a few in their 20s. It's also not far from Loyola University. You won't necessarily get the party atmosphere, but these areas are picked up by students/grad students too.

And honestly look at the first link I sent you. That place is only $123K and very nice by the looks of it. Renovated, well under your budget, right on the lake, near a beach (albeit one that is known for its gay inhabitants, but many go there), not far from the red line either.

I guess that's the kicker eh....over $1 grand per month in HOA...yikes! More than a high interest mortgage...

My wife and I notice this a lot too - we find a place that we can afford a mortgage on, but the taxes + assessment end up being as much as the principle amount.

Those old lakefront high rises have high assessments in order to maintain them. The prices are reflected in the high assessments.

Tax assessments and HOA assessments are different things. I've noticed that HOA assessments don't seem to appear on Zillow listings. Not sure about Realtor.com.
