My girlfriend and I are established in our jobs. We are both 30 and 32 respectively and looking to move into our first house. We were wondering if we could find a nice small house in those areas. We visited the area by chance not knowing anything about it just enjoying the scenery and eating at a local restaurant. We fell in love with the downtown of Lake Forest. My wife makes $35,000 and I make close to $50,000. We don't have any children and do not plan to have any. Can we afford a house in those areas.

Haha. No other person on the side. She is my fiance and we're planning on getting married next year. So when we move into our house I would consider her my wife because we will be married by then.

I sincerely doubt it. It all depends of course too on the down payment you have. I would say Kenilworth, no. Lake Forest is a bit different and it may be possible to find a small house there. To me with your income, you are just about at the threshold of being able to even buy a home anywhere. A lot of people do own homes your income or less but they would be looking at something more entry level.

There is always the chance of finding some very small or modest house or a fixer upper in high end suburbs especially if they are large and diverse. Even if you could find it I don't know why you would want to live in Kenilworth. Id rather live in a nice house in a more modest area where I fit in with people of the same income level than find a tiny house in Kenilworth where the neighbors are all millionaire CEOs and look down on me.

You'd probably be able to afford something on the low end at double your salaries if you are looking for a SFH.

Have you looked at the taxes owed in those areas? Unless you have some sort of massive down payment assistance from somewhere, I wouldn't count on it. My girlfriend and I make twice your salaries and aren't even considering that area. We are hoping we can afford Park Ridge or maybe Glenview...

You'd need to get lucky with one of the small houses near Lake Forest High School or even more realistically a small condo such as the ones you'd find along North Western Avenue in Lake Forest just north of downtown. A lot of the senior citizens with limited funds that want to remain in the area tend to live in this area. I personally think that Lake Forest has the most affordable options out of all the towns that you mentioned. You'd be more likely to find something in the Knollwood (unincorporated) section of Lake Bluff along Waukegan Road.
