I live in Bowmanville. My lease is up the end of June. I was expected a $25/mo. increase like I've had in previous years. Instead, rent went from $1100/mo. (plus heat) to $1000 (plus heat). I'm still working, so that was a really nice change.

knitgirl, I love Bowmanville! Many times we came down with our bikes and parked there, and then rode through the city... Very nice houses, clean and safe area, vety friendly and family oriented.... A place I would definitely move to. I am very happy for you!!

What are the expectations for reasonable drops in rent for summer? I've currently considering a 1.5 month free off a lease, but should I expect/negotiate for more? Right now, the unit I'm looking at is normally $4000/month but with the 1.5 free, it'll be closer to $3500/month. Do we think that rental prices will fall more than 1.5 months free off leases, or is that the bottom already?

Oh thanks for your thoughts. It might be that the area I'm looking at (Loop/South Loops) means that 1.5 free might be the best reduction I can get.

Rents are falling and I expect that to continue across the city. Especially the wealthier hoods. With everything closed and everyone overly worried about covid the appeal of city life is declining. Meanwhile you venture to the burbs or other states and its a whole nother world. Everything open, space, people acting normal. This article pretty much sums it up:

Printers Row probably got cheaper because of the crime. Sorry, but South Loop is horrible especially Roosevelt "El" Station- just too much crime.
