Richmond has nicer suburbs and nicer middle class housing than Asheville in my view.
I prefer Richmond's downtown to Asheville as well. The only problem with Richmond's downtown is I-95 runs right over it which ruins an otherwise nice vibe.
In Richmond's downtown, they have a park called Maymont which is one of the nicest in city parks that I've seen with a Japanese garden. They also were putting on a dog / cat show in this park when I went one time, the dogs and cats did all these tricks. It was hilarious. Probably the funniest thing I've seen in my life.
I never heard anybody call Asheville a college town, UNC-A has little name recognition. I think it only has 3000 students or so. Boone is a college town but not Asheville.

I'm aware of colleges in Asheville area. But nobody identifies Ashevile with those colleges. Western Carolina is the most well known and probably at least 45 minutes from Asheville.

I reside in Richmond and having seven summers spent living in Hendersonville- I've visited Asheville probably more than any other city. I'd go with Richmond on all fronts minus the mountains (if that's your thing) and quirkiness (though, Richmond has a number of quirky neighborhoods).
That said, the Biltmore IS amazing (been 6 times) and there are likely few places like it in America. Asheville is home to two of my favorite restaurants... and people-watching in downtown Asheville is an experience within itself.
I tell people all the time to at least make it a day trip.
You could list every local and community college within 50 miles yet nothing about Asheville screams college town.

Any sizable city will have multiple institutions of higher learning, but that doesn't really make them college towns. Asheville really doesn't fit the bill; in NC Chapel Hill and Boone are the classical college towns.
Yeah even if you make good money, you may have to search hard for a place. Apartments and even houses up for rent go quick. I know someone that moved there and they had to wait 2-3 months to move into an apartment. Vacancy rate is very low. But at least Asheville isn't that expensive.
I may have to stay in an extended-stay hotel for a while. Good fun.
