This particular combo hasn’t been done yet. Let me state outset, I know Nashville is probably more walkable. And don’t pull Midtown Atlanta into this, just everything south of North Ave.

Eateries/Dinning options
Luxury/urban living options
Transit
Energy/pedestrian activity
Most potential for future growth
Shopping.

Almost everything goes to Downtown Atlanta, it is a true, urban center. Other than Dining options which probably goes to Nashville.

Downtown Atlanta just doesn’t do it for me, and it closes up at 6 on the weekday.

I would have bought that statement in 1998. Not today, however.

While gradually improving, they all are kind of lacking when it cones to luxury/urban living options, nightlife and shopping.

But as far as everything else? Definitely downtown Atlanta.

It's still much more of a functional urban center than the other two, although Nashvillr obviously has a bar scene much better than the other two.

I’m genuinely open to being corrected, but outside of the Hard Rock Hooters and a few other small restaraunts, where is the energy hiding?

After the Work crowd leaves I see homeless and conventioneers.

Atlanta has more bars, but Nashville does a better job at making them accessible imo.
