My wife and I are considering a move to Cleveland for jobs with better pay and benefits. We will be commuting to Downtown and Lakewood.

Our budget is $350k and we're looking for a postwar 4 br house on min 1/2 an acre. Good schools, open space, and quiet are big factors. Lower property taxes would be a huge plus as well. Lastly we'd prefer somewhere liberal or moderate, but not hardcore conservative. Thanks!

Half acre lots may be problematic, but personally I'm not that familiar with west side suburbs. There likely will be a trade off between length of commute and lot size.


Subscribe to Cleveland Magazine and order a copy of the 2020 "Rating the Suburbs" issue. Rocky River, Westlake, Broadview Heights, Bay Village, Brecksville, Avon Lake, Independence, and Avon all are "West Side" or southwest communities from this list. North Ridgeville and Strongsville perhaps are other communities worth considering.

See post 3 in this thread, which largely is "east side" focused, for an overview of Greater Cleveland and housing considerations. As throughout the U.S., it may take five to 10 years for downtown and University Circle to recover the vibrancy lost to the poorly managed COVID-19 epidemic in the U.S., but I suspect that the very well-endowed Cleveland Museum of Art and other University Circle institutions will recover much more rapidly than downtown and other areas of Greater Cleveland, especially those with a heavy brick-and-mortar retail presence or dependent on discretionary entertainment spending, including tourism and convention spending.

Three big differences between Greater Cleveland and Louisville include world-class high culture institutions, professional sports, and a massive body of water with surf waves and a significant boating/yacht club culture. If you visit Cleveland, don't miss the Cleveland Museum of Art, which has free admission. Unfortunately, it's amazing ArtLens gallery is closed during the epidemic.

Fairview Park definitely has houses meeting your desires, except for the "quiet" issue given its proximity to the airport.

Consider strongly proximity to Cleveland Metroparks reservations and other local parks (e.g., Lakewood Park is wonderful). E.g., living close to Rocky River Reservation may lessen your need for a large lot. Cleveland Metroparks and other county metropark systems are a unique aspect of life in Greater Cleveland not found in some other urban areas. I can't emphasize enough the importance of considering proximity to parks, even over lot size, for an enjoyable living experience in Greater Cleveland.

I’m thinking west side suburbs in Lorain County (lower taxes) might be good options for you. Places like Avon Lake, Sheffield Lake, North Ridgeville.

Default west suburb choices

Avon Lake is your best bet. Good schools, low taxes, and low utilities. Property tax on 350K house about $4300/yr. Water/sewer/ $125/qtr. Same House in Avon- about $5500/yr. Same house in Bay Village $7000/yr. Utilities in Avon and Bay 40-60% more. Avon Lake is unique in that it owns it own water and sewer and has a pretty good sized industrial tax base. Politics are moderate with no political affiliations for local government. Going forward AL has room for new development which it gates by limiting to existing water and sewer systems. Avon has lots of developable land but has some growing pains. It needs a lot of infrastructure improvement in the future including more schools. Taxes will invariably increase as the retail buildout continues. The Cleveland Clinic and new Bendix HQ has helped but Avon buys its water from Avon Lake and sewer from the French Creek sewer district, neither of which they own. Bay Village has no business tax base to speak of. Water and Sewer from Cleveland which is expensive. Bottom line- the same house in Avon Lake will cost you 2-$300/month less than Avon in operational expenses and 4-$450/month less than Bay Village (cuyahoga county)
