Have a job offer in Wilmington on Market St. Wondering what areas we should look at to live. Obviously some place safe. I'm from Milwaukee, WI area and use to driving up to 30 miles so that's not a big deal. Would like to be closer if possible. We're a family of three, daughter will be in college in WI or at UNC-Greensboro. We're looking for a house with possibly acre of land for no more than 200k.

The land requirement and budget will put you on the north side of Wilmington in an older (60s or 70s) house or out in Castle Hayne or Burgaw.

If you really don't need that much land, you can find a decent house in Wilmington neighborhoods like Monkey Junction (Myrtle Grove) on the road to Carolina Beach. I also suggest Hampstead to the northeast as it has highly-rated schools.

No we really don't need that much land would be nice to have but not necessary. Schools aren't of great importance to us as are only child will be in college but for resale its good to now. thanks

Be aware that looking for an acre of land will limit your options. You would also probably be in an area with septic tanks rather than city sewers.

I'd suggest looking for the nicest community near the husband's job as you will have more options for shopping and entertainment than if you move out to the rural areas. I estimate that 95% of Wilmington is middle class and safe. There is some crime in low-income areas close to the center.

Tell us a little about your lifestyle and interests so we can help you find a place closer to those amenities. Market Street pretty much spans the entire length of the city, so do you know if the job would be close to Downtown? I would agree with the above advice that the northeast side of Wilmington is a great place to start your home search. I think property values will continue to appreciate at a higher rate in that area than some of the other communities in the other parts of northern New Hanover County like Castle Hayne and Rocky Point.

There are some properties between 0.75-1 ac between Portner's Neck and further up towards Hampstead. There's an established neighborhood called Porter's Neck Plantation (Porters Neck Rd.) that has a house that might be of interest and it's still in Wilmington. There are a couple of homes that would also fit your criteria in a neighborhood called Island Creek Estates off Island Creek Rd. It has a low-traffic route to the downtown area as well. Hampstead is a little farther from Wilmington, but it's nice too and it's close to a highway that will take you downtown easily.

Most all areas east of College Rd (off Market) are safe. Keep in mind the College Acres area is right next to UNCW, so it ends up with some UNCW student rentals in the neighborhood...but its overall not a bad neighborhood with larger lots. You can get something for 200K there...like a brick ranch.

An acre is too much to expect IMO, I think you should be looking for about a half acre. Wilmington land value is very high because of 2 things...1) Its built out, there are not many available building lots...so land is at a premium...and 2) Its a couple miles or so from the Beach, which has very high value land.
