We are super interested in SJP and wonder if there are any residents from SoCal there? If so, any words of wisdom? It looks like we will purchase a resale home, but it is disconcerting to see to many for sale for a long period of time. What's up with that?

A Realtor will probably tell you that a home is over-priced if it is sitting on the market too long. You can probably get a better feel for days-on-market from some of the Realtors who specialze in the "Carolina Plantations".
At any rate, most of the questions on St James are better addressed by the regulars who post in the following thread. Many are from Now York or New Jersey rather than California.
There are lots of transplants from the NE in the coastal NC area. The "plantations " blitzed the tri-state area (ny, nj, pa) with ads, freebies and other marketing pitches. We have been getting calls from SJP for over 10 years.
Are there that many resales in SJP?
That is one big town that opened in 1991(?).
Most of the people who move there are retired and older so their homes would eventually be turning over.
Some people have the plan to move from north to south to escape cold weather, high taxes, traffic etc. get there and hate it, there is a significant geographical and cultural difference.
We met a couple from SoCal who bought and built in ORP, they discovered it when their son was touring ENC. They have lived there for several years and love it.
But after many years of vacations and golf outings in the area, we have met very few folks from Cali.

I spot checked a few resales. In some cases the original owner bought during the boom in 2007, and they have had to drop the price several times to reach a reasonable price. In other cases, the house looks dated or needs some work. Be careful about comparing the SJP market to California, as it may just be a slower market.
Another factor to look at is whether the country club membership is transferrable with the house. That is a big cost factor if you want to play golf. Good luck with your home search.
There are 125 according to "Carolina Plantations", and about 100 if you exclude the condominiums. That's not a bad number for a development with 2500 homes. There are very few foreclosures.
When you look at the resales that have been on the market for a long period of time, check out the location. Many are in the flood plain (below Founders) and others are on very busy streets (St. James Dr.). The other houses have a much quicker turnover. Also, the club Signature membership is usually not transferrable. What is transferrable is the 5K activation fee. CaliGal49, please feel free to PM me if you have any questions.
