My husband and I would like to retire to the NC coast in a few years. Several people have recommended Brunswick County. We would like to buy a lot now (around $100-150,000) and then build in 3-5 years. We'd love to have a lot in a neighborhood similar to Landfall and St. James Plantation, but we can't afford Landfall, and since we don't play golf, a community with 5 golf courses might not be the best fit for us.
Anyone have suggesting where we might look? We'd like to be near the coast (no more than 15 minute drive.)
I have lived in both Brunswick County and now in Craven County..we go down to MHC for the "beach" which is in Carteret County.
There is no comparison between the ocean water in the two. While Brunswick County beaches have clean water, the water is generally murky due to the outflow of the Cape Fear. The water up around Beaufort Inlet is very very clear.
If I was looking, and compared, there would be no question where I would end up.
I live about 45 mins from beach, but being near beach was not my criteria for selecting where I live. You can live much much closer than I do for a very reasonable amount.
Look at Carteret, Craven, Onslow, and (depending on how rural you're willing to live) Pamlico county. I can't recommend specific subdivisions. The only ones I know a bit about are ones like Taberna that have been around for years. Posters like DSBOTTA and Bill Hitchcock will likely post here and fill in the gaps in that regard. Bogue Banks is probably the best kept secret in coastal carolina. To steal a quote once said about the state as whole, "A vale of humility between two mountains of conceit." Those mountains being OBX and Wilmington in this case.
Doe it have to be in a subdivision? Your dollars will go much further if not. There's nothing wrong with a subdivision. In fact in the right subdivision with the added cost per can be of great benefit.
The market now offers an interesting mix. New properties, existing, proprties on market for several years, foreclosed and short sale. Prices are all over the place.
17% of all sales along the Crystal Coast over the past 12 months have been short sales/forclosures. 28% of the sales this year have been cash. On average 47% of all closing have taken over 120 days.
It's an interesting market. If you have time and ready access to funds then you can find a wonderful opportunity.
