Fountain Mesa is growing very fast. New Dennys, Culvers, Noodles and Co etc. Almost every retail space has filled in the past 2 years (during this recession). El Paso county is the fastest growing in all of CO.
I think retail management knows Ft Carson will continue to grow.
Lots of foreclosures to be had also.

FWIW, a realistic budget for a 4-5 bedroom (usually 3 up/2 in basement), 3 bathroom (again one in the basement), 2 car garage, suburban house in one of the "nicer" parts of Security-Widefield, to rent or buy with good terms, would be about $1100-1350/month for the rent/mtg pmt--also consider utilities which might be included with some apartments but never are for house rentals. Good areas being off of Bradley and Grinnell (neighborhood called "Fountain Valley") or up near Powers and Grinnell where the new construction is, or out behind Safeway further south, or off of Bradley & Horizonview if you don't mind being in the middle of nowhere surrounded by Banning Lewis Ranch. All the areas that have been developed in the 90's or later are decent. The older homes are tiny, and go for less, but again residents tell me they like living there. It's blue collar for sure but not ghetto. You can find some nice quiet streets with nice neighbors who have lived there forever.

As it has been said, avoid the STREET named Fountain, to the north of this area. Totally different thing.

If I didn't have kids, I'd live in Manitou. If I were filthy rich, I'd live over near the Broadmoor 'cause WOW is that a pretty area over there...but I'm not, I'm a middle-class Mom, so my burb suits me fine.

Noodles and Company? Really? Where will that be? And the Culvers? I did hear about the Denny's. Also, I heard there's an IHOP going in down by the Applebees?

I think the Culver's is going in on the SE corner of Fountain Mesa and Cross Creek. I didn't know about the Noodles and Co but there is a bunch of construction-type activities going on right around where the Safeway/Taco Bell is.
