Colorado has a few Census Designated Places (CDP) that are fairly sizable communities. For those of you who don't know what a CDP is, it's a developed area that is not incorporated into a city or town, usually near a larger urban/metro area. It essentially does not have a consolidated government, though government varies from CDP to CDP. Voters often are faced with measures to incorporate in these types of places, with the most recent example in Colorado being Centennial. That city incorporated at about 104,000 people making it the largest city in Colorado's history at the time of its establishment.

For those of you who know about CDPs, sorry if I've insulted your intelligence.

Now the Census Bureau has been releasing annual estimates of cities and towns. But I've noticed all the most recent counts for a CDP is as of the year 2000.

So this brings me to my question. Where do you foresee these CDPs when the official 2010 counts are in? Or even better, does anyone have any recent estimates of these CDPs that would shed better light on the subject than pure guessing?

Here are some of Colorado's CDPs:

Highlands Ranch (2000 pop: 70,931)
Security-Widefield (2000 pop: 29,845)
Pueblo West (2000 pop: 16,899)
Black Forest (2000 pop: 13,247)

Pueblo West is actually closer to 35,000 people now. At some point they will incorporate but I am not sure when that will be.

Wow, 35,000 is a lot of growth in a short time. I guess that means the population has doubled in size since 2000. It seems like all of the population growth in Pueblo county is in Pueblo West. Unless you know more about the Pueblo County growth too. Isn't it around 160,000 or so right now?

Yes that is true. For the past 10 to 15 years most of the growth in Pueblo County has been in Pueblo West. That is changing and won't be the case anymore as all the large developments being proposed are in the city of Pueblo.

Here's more on Security-Widefield. I wish they would just drop the name to Widefield, btw. Just shy of 38,000 is the most recent estimate.

You can use that link to find info on the other CDPs I've listed, too. According to this site, 2010 estimates are:

Highlands Ranch: 91,351
Security Widefield: 37,585
Pueblo West: 27,976 (ooh, Joss isn't going to like that one! )
Black Forest: 23,220 (this one jumping by over 75%)

^

That is about 10,000 lower then I have heard for Pueblo West. Given the traffic on highway 50 and the number of houses I tend to go with the higher number.

If it makes you feel any better, that site low-balls pretty much every city it lists. It says Denver's 2010 estimate is 597,065, whereas the Census Bureau's estimate is 610,345. So you may be right. I just posted it because it was one of the only places that gave a 2010 estimate instead of the 2000 count.

That sounds about right, at least for Pueblo West.

One thing about Pueblo West is it will build out at about 60,000 people. Now they do boarder on a large ranch known as the Walker Ranch that is 60,000 acers and it is up for sale.

Pueblo County rancher Gary Walker has made an informal offer to sell his land to the U.S. Army as a buffer zone for Fort Carson.

Now according to the article the army does not want to buy it so that leaves private developers. I know in this down economy there is no demand for it but as the economy turns around there is bound to be a developer who can see the potential profit they can make from this ranch as it sits between Pueblo and Colorado Springs next to Fort Carson. So the question is will they annex into Pueblo, Pueblo West or form there own city? Personally, I would like to see a devloper buy it and have the land annexed into the city of Pueblo.

Another place to keep a eye on in the next 10 years in Hatchet Ranch. It is south of Pueblo and is starting to grow especially with the new industrial park just a few miles north of there attracting large companies. I am told it is the next Pueblo West and if it could top 30,000 people would have a interesting affect on Pueblo.

Hatchet Ranch:

Population is 1,409
Percent of change since 1990: 64%
Percent of change since 2000: 19%
