Hello! We are desperately trying to get into a house in Grandview. My husband lived there years ago, but life brought us elsewhere for a bit. We have elementary-aged children and love everything about Grandview. We have been keeping an eye on the market, but everytime a house comes up for sale, we can't seem to get near it before it is snatched up. We are both educators, so our budget is not huge - ideally $350-400 max. We are getting frustrated with the contractors/flippers who are getting the houses that we normally could afford, flipping them, and then selling them for twice the price. Any advice as to how to get into a place before the contractors get to it? We currently live in the suburbs in a mid-century ranch with all the original cabinets, floors, etc, so we definitely love age and charm and don't mind cosmetic work - we just hate the area we are in. Any advice would be greatly appreciated!

Grandview is a really competitive market. My wife and I looked there about 15 years ago....we liked the old homes, great schools, etc., but there's really not much supply and homes in the price range you are considering are not only going to get snapped up incredibly quickly, but in many cases above asking price. Have you thought about Bexley? Smaller community like Grandview with old houses, a top notch school district, walkable, and lots of commercial on Main Street. For your desired price range, you could get an updated house in South Bexley, or a fixer upper in parts of North Bexley. Because Bexley is almost twice the size of Grandview, there's more opportunity to find something.
