If I move back up north next summer I have found homes in Torrington for no more then here in Virginia. I saw a piece of land for sale for 35,000, with what I have saved I could buy that cash and still have money left. I read on zillow that CT. will have a 1.3% decrease in home value over the next year, which is good news for new comers, and also read that the town of Torrington has city leaders that care and are doing positive things for the town.

I also read that Torrington has a wonderful theater and country town feel.

I'm not sure what this mass exodus of northerns are, Torrington sounds like a place I would be interested in, never been so I would have to come see, and I saw home prices from 89,000 to 499,000, we have same the price points in Virginia.

In general, Torrington is one of the least desirable communities in the state.

What's desirable to one may not be desirable to another. I older, have a wife and kids, not interested in big city living, and I'm at a stage where a slower pace is fine.

I did my drinking, girl chasing, bar and night club scene while stationed in Germany, and what I like is out doors stuff, hiking, cycling, that sort of thing.

Torrington is in the middle of nowhere. It is ~30 mins from Waterbury, and ~60 from Bridgeport. I would head down south in CT a bit to Southington or The Valley (Seymour, Shelton, etc) and look there. They have affordable houses that arent that far from other cities (New Haven and Stamford).

below average schools, and not an easy commute to anywhere besides Waterbury (i.e., Hartford or Danbury)

My kids are high school grads, the school thing I'm not concerned about. Actually my youngest graduates high school next June, then the wife and I are done with public school, thank god.

Torrington is considered to be an old, blue collar, former mill type town. It's school system is not highly desirable. There is no strong local employment base which means getting to work for most people is a commute - a long commute. It's kind of "out there". There's enough local shopping for every day things, but to get to a decent mall is a drive.

For what you're looking for, it might be perfect for you. You said something once about some sort of biking or track in the area that interested you. It would be close enough to your family in NY. It is affordable.

A lot that is worth $ 35,000 needs investigating. It might be wetlands, ledge,etc. and cost a small fortune to develop. Maybe it's not buildable. It might need a $20,000 septic system. If it sounds too good to be true, there is usually a reason. Make all due diligence.

If you were to take a job in East Hartford, well a commute from Torrington to East Hartford would be a PITA during commuter hours and during bad weather.

You really should come and spend several days in the area. There is only so much internet chatter can tell you. There's no right and wrong here-just what fits your desires. Come and visit -a few times.
