I've noticed that some of the towns in the Middlesex County area are significantly cheaper to buy in than others, but I can't really discern why. They are all quiet rural/suburban towns with nice homes and low population density. Clinton in particular is right on the shore, so why isn't it as pricey as Essex or Westbrook?

Are you sure Clinton is significantly pricier than Westbrook? I would imagine they're very close for similar homes. It may just be that Clinton has more affordable housing as it's a bit more working class than its neighbors. Also, Clinton has double the population and density of Westbrook. Westbrook may have a smidge better schools too.

Essex is a wealthier town overall, with better performing schools.

Clinton is like Orange, Milford, Trumbull that part of state ?

That's not what I wrote. I wrote that Clinton is cheaper than many of the other nearby towns. Not sure about Westbrook because there is zero inventory as far as I can tell.

Simple, schools aren't as good and it's more middle class

Clinton is more working class than some adjacent towns like Madison. As Stylo noted the schools do not perform as well and that’s reflective in its home prices. Jay

Clinton's still a great town to visit or live in. I was there last week to visit friends and to eat a delicious meal outside. I spent a lot of time there as a child (ok, the dinosaur age, lol) and we used to walk to the downtown, relatives had a boat there, and the beach was small but okay. It's not a "rich" town like gorgeous upscale Essex, but I always thought it was a fun town. Good enough! The rich town of Madison is next door. You have shopping outlets and you are off the beaten path.

I love Haddam and East Haddam. Nice places to live, quiet, leafy, and out of the way with beautiful older homes.

Maybe the reason they're not super high priced is that it's not where the jobs are. You have to drive to Middletown or further to get to work most of the time. Either that or you're retired or you have some sort of home based business. To me, it's the best part of the state. Ocean is not far away, you are not in the dense forest, you are not in an ugly city. You're mostly in peace and quiet and beauty.

This. Schools tend to be the main driver of home values in Connecticut. Where you have the better schools, you have the higher housing prices. Just to be sure, I am splitting hairs here. Clinton's school are perfectly fine. It isn't like we are comparing Essex versus Waterbury.
