As already mentioned here, look into Goshen. The area may meet a lot of your wants and has a relatively low mill rate by CT standards.

Ah, as soon as I see the words New Fairfield, I am reminded about Candlewood Lake. There are some smaller lakes as well nearby. Even some across the border in Putnam County.

I will say the commute from LI is one thing to look into. If you plan to drive than you will find it a little easier shooting up 684 to New Fairfield or Brookefield as opposed to the extra 20-30 minutes to Southbury/Woodbury region. Brookefield and New Fairfield also offer some lake property if you are into that, otherwise a moot point.
They've gone through the commute from LI part chapter and verse in the Southbury thread he/she/they started a couple of months ago

Good memory Steve. Circumstances would be different though as it is more limited....weekends and the such. So, an extra 20 minutes won't bother me.

Since that thread, rush hour traffic in FCounty has virtually disappeared. It’s like, what happened? I’m home in 20 minutes.

Maybe a winter thing, more people just staying indoors? I was just up in Fairfield on Saturday and even driving through light snow I breezed up there. But that wouldn't explain weekday traffic. Less people going to work? I noticed that here on LI between 2020-2022 but traffic seems to have resumed to its normal state of terrible.

It's been light since the beginning of the new year out of the blue, not just these last couple of days.
Mornings still have slowdowns but fewer, 5pm drive homes are all out cruising now with few slowdowns.

Maybe look into Kent as well, just north of New Milford. It has a cute little village, plus Kent Falls.
