I agree with you guys and will definitely ignore my MIL's advice...afterall, we're the ones living there. I don't particularly care for her area of Garland myself either. Yes, she's definitely drunk the Kool-Aid and think Texas can do no wrong and that's all we heard about during our trip.

Don't get me wrong, Texas is great and I'm sure we're going to love it, but Texas isn't perfect, no where is. I asked MIL about the water shortage in the forseeable future and she didn't really have anything to say LOL I will search for the different stats for all the neighborhoods I'm considering.

As far as Eastern Hills and crime. I get that no where is perfect and crime free. I went to private schools in NOLA and while everyone was rich and white, kids in my class would snort coke in the bathrooms.... you just can't go by that.

I'd be fine with Mesquite. What are some of the areas of Mesquite I should be looking at? I'll be using the map on the Remax site to locate homes. Remember: We like older neighborhoods with mature trees and larger lots. We don't really like cookie cutter subdivisions. Also would love to be close to some biking trails, greenbelt, etc.

There aren't nearly as many of the older neighborhoods with trees and large lots in Mesquite as there are in Garland, but you'll find some nice areas near DAC (Barnes Bridge and LaPrada area) that are in Mesquite although some are also in Dallas since this is near the city limits boundary. Also just south of downtown west of Bryan-Beltline.

In Garland, don't forget Glenbrook Road between Centerville and Briarwood; lots of cool large houses and lots in those areas, as well as south of Kingsley and west of First Street. The closer to Duck Creek the better in S. Garland.

the poster that included seagoville as being a predominantly black city doesn't know what he/she is talking about..i live in seagoville... see the 2009 demographics..it's mostly white!!black is 10% of seagoville.seagoville is a predominantly white town and hispanics only make up 17%. it's a very quiet little country-ish town where nothing goes on..unlike garland and mesquite which is noisier and full of people living close together.seagoville is 'sparsley populated.people live farther apart,not compacted close to one another. and 5 miles from downtown seagoville is crandall with a population of just over 3000..again,predominantly white.both seagoville and crandall are nice places to live but since there's only a few apartment complexes in the city and since people don't move that frequently,it might be difficult to relocate here.i moved here to gladly trade the sound of boomcars and general noise for the sound of roosters and horses

It may help to trend property values over the past ten years (ignoring the 2008 dump). Anyone of any race can neglect a home. A place being 100% white doesn't make it immune from that fact or a great place by default (i.e. mobile home park). At your price point it may be easier for folks that should be renting to 'stretch' and then have foreclosures later or not have enough money for upkeep.

Happened at my friend's place Remington Ranch. Bought a great place for about 150k in 2006. The bust happened, folked moved in 2-3 families to each home, there'd be 6-7 cars in front of each house, which killed his resale value.

I'd say now if a great time to buy if you can find possibly a foreclosed home in a nicer area that you couldn't normally afford. That may provide you with some protection.
