Hello All,
Any help would be greatly appreciated...my husband's job is relocating us to the Irving area (George Bush and Las Colinas area). I am in need of advice of where to look for homes to buy. We are a homeschool family so schools are not really relevant, however, my husband's drive is the MOST important! I keep hearing Plano area but am concerned that the traffic from Plano to Irving is horrendous! We are open to location as long as it is a safe community, family oriented and has great church's nearby. My husband would be willing to drive 30-45 mins if needed, but I like him driving as short as possible. Someone else told me Irving area would be good, but I keep hearing that most areas are NOT so good to live in...Needless to say, I am at my wits end as we are moving by end of May and need to find a house!

Any advice on best places to live within driving distance of Irving would be great! We love new construction and are moving from Atlanta where you can find a 5br/3ba home for $225k!

Even if you aren't interested in putting your kids in public schools, it's a good idea to consider school quality in the area because that is often a driver of how family-oriented a neighborhood is, how many children are around, and is also a factor for resale.

When I moved to Dallas, I worked in Irving and commuted from Carrollton. North Carrollton is an easy commute and the schools are good.

Consider living in Valley Ranch located in north Irving. It's a very nice, family oriented community, and will be very close to your husband's work.

Thanks! We have heard so many stories about the commute...we are looking to spend anywhere from $225k-$240k for a 4br home. Have heard that Coppell and Flower Mound are also nice areas with a good commute to Irving (George Bush and Las Colinas area).

Any opinions?

You can find homes that fit your criteria in Valley Ranch. I can't make any recommendations here for specific real estate companies as it's against the forum rules, but you can certainly do a search for major real estate companies in the DFW area, and then search their listings.

Coppell is also a great choice, with a slightly longer commute than Valley Ranch, and slightly more expensive. Flower Mound is even further out, and will be a long commute to your husband's work (around 30 minutes with NO traffic... tack on extra time for traffic) compared to living in Valley Ranch or Coppell.

Coppell will most likly be out of your price range esp for a 4bedroom house.

Look at Valley Ranch as others have said. ( big section zoned for Coppell schools.)
Also take a look at Eulass as well. (part is zoned Grapevine Colleyville schools)

this is my take
there are plenty of churches in this area--but finding the right church requires making visits and taking your time--
you can spend drive time sunday to do that because traffic is light Sunday

find a good MLS site and LOOK at what the market has to offer in your parameters--money/size/amenities--and check out how you might have to adjust what you think you want

I don't think you are going to find your house in that price range very easily

Atlanta suffered from the real estate downturn much more than DFW did--and Atlanta has had cheap housing on large lots much more than DFW area has as well--Atlanta homes usually offer basements--NOT something you are going to find here so that extra space is not a possibility

Google map your husband's job--check out how close it is to the Bush turnpike--that is really the best freeway system going in DFW area at this time--
see the towns along the flow pattern--
check those towns in the MLS site for homes with your "I-want" list and see how many have anything

then you can either have game plan of where to look--or you will know that you have to make revisions to your list

I agree it's going to be able to find a house that fits all your requirements.

Also keep in mind that it's very common to "commute" to church. My in-laws live in Flower Mound but go to church in Irving. We live in Castle Hills and commute to Carrollton and Coppell for church.

Flower Mound and Coppell schools are the logical choices but traffic patterns from both into Irving are a hassle. North Euless would be a great choice, too. I live in Irving and I think you should first look in Valley Ranch and Hackberry Creek. Both zip codes 75063. Why don't you rent first?

Please be aware of high taxes here. In realtor.com, click on the Property History tab gives a good idea of taxes you need to consider as you budget in your house payment.

Hackberry Creek is likely to be out of the OP's price range. In addition, if they are concerned about resale value and kids in the neighborhood, they may want to consider that lots of people move out of the neighborhood by the time their kids reach middle-school age.
