Our family is looking for a resort style master planned community. We have looked everywhere Heritage, Savannah, Providence, Paloma Creek etc.. We like Savannah and Providence due to all the amenities and price range. Just curious other people thoughts about the hardiplank ? What will these communties look like in 15-20 years ? We just went to Providence and it seem a little rough, clubhouse IMO could you some paint bark around swingset area, pool area restroom was nasty hand dryer was broken sitting on the ground etc ??? Please any input would be appreciated any other communtiies to consider we enjoy Tennis,pool, ponds, basketball..

I can't remember if we were looking at Providence or Savannah recently but one of them had an enormous amount of foreclosures. After we did further looking it seems that a lot of them were also coming up on the foreclosure list has having evidence of mold. I'm not sure if the mold issue is true or not but you might want to investigate further if you decide to move there.

I'm not sure if location is a big deal for you but have you looked at Lantana? It doesn't have quite the character of Providence or Savannah or the basketball courts but it does have swimming, tennis, fitness centers and a golf club. The HOA is on top of things so the community stays in good shape.

I think you should invest your money elsewhere. These houses have siding, which will look bad after awhile unless maintained. A lot of these areas already look like rent houses. I think it will only get worse. Plus the homes are so close together that privacy is a joke.

Paloma Creek is nicer, but it is in the 100 year flood zone. They wont tell you that of course, but an insurance man told me the truth. The builders will be out of there of course by the time anything ever would or could happen...and the owners will be stuck.

Put your money into a well built home in a nice area if you want resell value. Sure your kids will have fun in those places, but if that is all you want, just RENT!

Rather than have a possible "no-no link" killed here, I can tell you that there are 22 homes listed as foreclosure sales in Savannah right now. They range from 186k to104k. Providence Village has 25, from 162k down to 79k. If you go to Homes dot com you can search for yourself.

I have heard of no problems in Providence or Savannah regarding mold. I would love to know where that information is coming from since we have 2 homes in the Providence community and have lived here over 5 years and this is the first I have ever heard of that.

Additionally, the siding is hardi board, concrete siding. Yes, it will need to be repainted occasionally, depending on how dark a color you choose, more often then due to fade, but otherwise I feel the homes in Providence and Savannah have more distinctive looks than the standard texas brick homes.

As for forclosures, they are everywhere. Not just in providence and savannah. A lot of mortgages written that should not have been.

I agree with Jeeper. We moved to Providence 4 years ago and have no problems with our home or mold. We haven't had to repaint or do any major repairs on our home. There hasn't been a high turn over of people moving out on our street but there are foreclosures everywhere in the entire country...not just Providence and Savannah.
As far as choosing between the 2 subdivisions, I would say that either is good. We are partial to Providence because everything inside of the community seems easier to get to. The pools are easy to get to, from any part of the community and the streets are easier to drive through....that's just our opinion. Savannah is a little more exspensive....I will admit that the outside of their homes are a little more unique than Providence.

Yes, I chose Savannah because it seemed a little more upscale than Providence, it was closer to the Tollway to downtown, and it had a building style I couldn't find in Providence.

When the normal credit market returns, I can expect to see an enormous amount of shopping along US 380, and these developments will be much more desirable. Good future for either of them.

you do not want to live here. Huffines, the developer, did not properly survey the land nor did they properly prepare the land so hundreds of us have homes with broken foundations that Huffines will do nothing about. If you want a home that is worthless as soon as you buy it feel free. If not, choose another development and definitely another developer than the criminal Huffines Communities.

CMRA, I see where you have posted this on several threads. Can you share with us any problems with the surveys ? Also, usually the builder is the one who prepares the soil and builds the proper foundation. Who was your builder and are they blaming the developer for foundation issues?
