What? Turtlecreek you must have good friends in Sparkman! I thought you would have surely steered me to UP or HP .

We REALLY liked Heritage Lakes in Frisco, but we aren't fond of the Lewisville ISD school ratings. So we've been searching Allen, and I have yet to find a neighborhood that mimics what I've mentioned. I stop and talk to the residents when they're outside so I collect info rather aggressively. (makes me good at sales hahaha!).

Keep the great suggestions coming. I appreciate the feedback!

The Park Cities was my first choice before I saw your budget. Nothing beats the UP pool, block parties, Scots football games, and the July 4th parade when you want to measure community spirit and neighborhood-y-ness.

Sparkman Club is a great little area though. Home prices are surging and the builders are moving in.

Castle Hills is in the Lewisville ISD, so I wouldn't rule it out entirely. The elementary and high school are both Exemplary.

I'm not aware of any rentals in the neighborhood, but you might want to find a Realtor who specializes in the neighborhood and can help you find a landlord.

If spouse's job is in Richardson, consider Richardson itself. Canyon Creek is a wonderful, friendly, tight-knit neighborhood.

Yes, I would stay in Richardson. I know you can find rentals there--my brother-in-law has several houses there he rents out.

Lewisville ISD is hit or miss for the most part (as are other ISDs).

Lewisville is considered one of the best ISDs in the north TX area and has many schools rated Exemplary--I also think it is one that will managed to come through this current budget shortfall in fairly good shape--

for poster who has only a short history actually living in DFW area you seem to damn all with faint praise...what are you basing your all-encompassing view of TX education on...

Yep, the vast majority of schools in Lewisville are Exemplary or Recognized.

I've lived in TX on and off for about six years altogether and have two children in LISD. While not a long-time resident here, I quite love the area. I work in a couple of school districts through contract services in special education. I am not damning anything with faint praise. And unlike some people posting on here, I do not pretend that my *opinions* are the be-all, end-all. They are my experiences and my opinions. To be considered or not. And as for LISD, in my opinion and experience *just as with any other school district* there are some individual schools that I would avoid. As a whole we liked LISD enough to buy a house in the district.

Yes they are. But not all. Just as the fact that while Plano ISD is great as a whole, I wouldn't assume that all of their schools are equal. Nothing beats actually going out to visit the campus and talk to the school personnel an parents if possible. Ratings based on teaching to the TAKS test are only part of the equation.
