Looking at houses in both of these zips. Is one preferable to the other? They are both in North Garland and close to Firewheel area.
I'm new to Garland so would like to get opinions.

Also, is there any way to find out who the builder was on a house when all I have is MLS listing? I'd like to read reviews on the builder for any home I am interested in buying that is 10-15 years or newer if at all possible. Will def help in the decision making process, but this info may not be available until I call the realtor responsible for selling that house.

Most realtors who have been around the area a while can likely tell you which builder was involved in a particular development around there. I believe Pulte had a huge amount going on when that area experienced major growth. I looked in both of those areas all summer and found 75044 to be more consistent. I also toured the exact same floorplan in 75044, 75040 and 75243 all built in that 10-15 year window and found the quality very consistent (all 3 had the same roof leak in a dining room corner but the owner in 75243 tried to hide it better).

I really hope that you are working with a buyer's agent. Not sure if you realize that the listing agent is representing the seller only.

Your agent should be able to answer all questions you may have and even look up the builder. Some good ones can even just look at the floorplan and know who built it.
