I'm looking at a property on Forest Ln; about 1.5 miles from DART. Can anyone give me some tips on this area? I'm a college educated, single guy. I hate crack heads, and feel just as strongly about the meth heads. What DART areas offer the best combination of affordability and quality of life?

What part of Forest Ln? Forest is a VERY LONG street that goes all the way across Dallas and has good and bad parts.

El - try the area bounded by Greenville Ave, Lover's Lane, Skillman and DART/Katy Trail Expansion - E. University runs through there..you can find a great apartment or condo there (is that what you mean?). 3 DART stations almost equi-distant, but Lover's is closest.

1.5 miles west of DART = high dollar awesome
1.5 miles east of DART = not so nice

Yep--this condo is 1.5 miles east of DART on Forest Ln. Also was looking at one on Abrams (6200 blk.), any comments on it?

it's a bad area, I know it well. There is a crime map on the DPD website, take a look for yourself. Like others have said east of say Hillcrest is bad, west of Hillcrest is very high end.

The eastern end suffers from too many apartments, and too many people in too little space. many of the apartment complexes are run down, and will rent to felons.

There is good reason rent is so much cheaper.

At one time it was a nice area, my parents actually lived off Forest and Abrams when the first moved to Texas in 1979. Even up until the early 90's it was halfway decent.

How much are you looking to spend on rent? how many bedrooms do you need in apartment?

Wait a minute! I live near Forest and Abrams (in Lake Highlands), and it is still a very nice neighborhood. It's very well kept, has a great elementary school, and a wonderful family atmosphere. There are no "felons" in our neighborhood, just lots of nice, friendly folks --lots of attorneys, business owners, and other professionals -- young families as well as older people who have lived here since the neighborhood was built. People are out at all hours jogging, walking their dogs, visiting with neighbors, etc. Kids run around, ride bikes, play ball every evening and weekend.
That being said, the apartments around the area are not some place I'd live. I wouldn't recommend living in any apartment on Forest, Skillman, Walnut Hill, or Abrams in LH, unfortunately.

Forest and Greenville is a DUMP tho.

I agree with you, the homes in the area are still nice, the apartments though are just horrible. Even some of the fairly new apartments on forest have gone bad. The Tom Thumb on Forest and Abrams closed years ago, and the Albertsons on forest and audelia closed more recently.

The APARTMENTS over there may be, but, again, the neighborhood (homes -- just about ALL owner occupied) are not even close to being dump-y. The Kroger at the corner of Forest and Greenville is actually fairly nice, and they are doing a lot of upgrades to it right now. The ASI gymnastics on the opposite corner is also very nice and does great business. One of the best pizza places in Dallas (Primo's Brothers) is at Forest and Abrams and has a nice, family friendly atmosphere. I do wish the apartments would GO AWAY, but you can't say the ENTIRE area is a dump. It's not.

I'm a bit defensive about my 'hood, as you can see.
